New Construction Homes And Real Estate In Cache County Utah - When looking for homes in Cache County Utah, you have two options, buy an existing home for sale, or build a new construction home. When building a new construction home, there are many builders too choose from, all sorts of floor plans, and not to mention the location.

In the last 180 days there have been 70 new construction homes that have sold in Cache County Utah out of a total of 480 homes sold.  The average price per square foot was $95. Out of those 70 new construction homes in the Cache County area, 31 were under $200,000.

Thew new construction market in Cache County has remained steady in the last 180 days, but if you look around, you can tell the market has slowed compared to 2 years ago.  2 years ago you would see construction on new homes everywhere, but today is a little different.

Most builders aren't building spec homes like they did in 2007, as that market is just go risky.  They are waiting for a buyer to actually request a home be built instead, which does have an effect on the new construction market. With no spec homes to choose from and buyers hesitant to build, the new construction market doesn't look like it's going to heat up anytime soon.

Logan Utah New Construction Homes And Real Estate - Interested in New Construction Homes in Logan Utah? I have compiled a list of available homes that have been built in 2008 or later. You can also click on the links, and view more detailed information about the property. These homes range from single family Logan Utah homes, to new construction Logan Utah townhomes

There were 18 new construction homes in Logan Utah that have sold in the last 180 days. 

These homes range from $135,000 to $200,000, with the average price of $159,078, and an average of 190 days on the market. 

Looking at those stats, they indicate that the new construction market in Logan Utah has been slow. The average days on market for all homes in Logan has been right around the 90-95 day mark, so the newer homes are taking longer to sell. 

The interesting part is the price range of new homes selling. No homes over $200,000 that were built in 2008 or later have sold. This is very consistent with the current market, as homes over $200,000 in Logan Utah are not moving very fast. There have only been 127 homes over $200,000 that have sold in the last 180 days in the Logan market, compared to 180 homes that have sold under $200,000.

Clarkston Utah Homes For Sale - Clarkston Utah is a small community located Northwest of Smithfield Utah. The community is small with a very tight nit atmosphere. It's the kind of place where everyone knows your name, and everyone knows each others familes. Clarkston is right near the Idaho border, and there aren't very many homes available.

I was asked today by one of my sellers if they should call the utility company and cancel there utilities. I informed them if they cancel their utilities, the buyer will have to pay a reconnection fee, and they won't be to happy. 

So, the answer is no. What you should do when selling a home, is call your utility provider, and inform them you are selling your home. Let them know that the buyer will be calling to change over the account into their name. Your agent should be in contact with the buyers agent, and they will schedule a date for the utilites to be changed over. The buyer usually changes it on the funding/closing date.

This may seem like something very simple, but can be a headache if over looked. You don't want to pay for someone else's utility bill, and you never know if a buyer will cooperate with you after they have moved in. They may be un-willing to pay for the utilities for the time they were still in the sellers name.
